Almost all of our properties have land, anything from a garden to several hectares or more. Only in areas where there is a real shortage of cortijos do we offer houses in towns and villages. Whenever possible we list only those that have at least some outside space such as a patio or roof terrace.
Many of our properties have been lovingly restored, others need minor works to bring them up-todate. Some though need a complete rebuild and are awaiting your energies to transform them into a dream home in the sun. The Private Contract
Once you have chosen a property and we have negotiated a price acceptable to you, we will prepare a contrato privado which we will submit to your lawyer for approval. This will state:
• the seller's name(s)• the buyer's name(s)• details of the property, including both its finca number and its catastral reference• the agreed price• the amount of deposit to be paid (usually 10%)• the way in which the balance of the monies will be paid• confirmation that the property is sold free of charges, mortgages etc.• the time period agreed by which time both parties will be available to conclude the sale in front of a Notary. This is typically thirty days but can be any mutually agreed period.
We will also obtain for you a Nota Simple evidencing title to the property and a Catastral Plan which shows the physical boundaries.
Do the prices quoted include all costs?No, the prices quoted are those sought by the sellers. You need to add the costs of buying which, in Andalaucia, are approximately 12% - 13%.
What is the buying process?The buying process is fully explained in our guide to the buying procedure.
How long does it take to buy a property?If the property’s documentation is completely in order (which is rare) and you have the funds available, your NIE number and a Spanish bank account opened the process can take place in one day. However, the norm, allowing for time for the seller to rectify documentation and for the buyer to gather together resources, is usually 1 - 3 months.
How much will it cost to sell my property?There are four cost elements involved in selling your property:
Energy Efficiency CertificateIt is a legal requirement to have commissioned an EEC before marketing your property unless it qualifies for exemption either because it is an isolated rural dwelling of less than 45 m2 built or because it is inhabitable and being sold for renovation. There are a number of architects offering the service and we can organise on your behalf if you wish. Estate agent commissionHalf of our commission becomes payable once you sign a contrato privado and the remaining half when you complete the sale at a Notary. Our commission is charged as a percentage of the sale price.Notary’s feesAccording to Spanish law the seller pays approximately 60% of the costs of the Notary and the buyer pays approximately 40%. However, this is open to negotiation between the parties.Plus ValíaThis is a municipal tax based on the value of the buildings and the length of time that you have owned the property. It does not usually amount to very much money.
Are there any additional marketing costs?We do not charge any further costs for marketing, advertising etc.Do you ask for exclusivity in marketing my property.Not normally, unless we jointly agree to this, in which case the commission rate is lower during the period of exclusivity.
