1211 Large Moorish Town House & Second House, Albayzin

Granada, Granada, Granada City
€ 1.150.000

Description

Large, 16th Century Moorish townhouse of 480 built m2, with 8 bedrooms and 8 bathrooms, arranged around an authentic, open air, internal courtyard and boasting multiple kitchens, living rooms and roof terraces as well as central heating and a jacuzzi. Also included in the offer is the newly renovated, neighbouring house (with a door connecting the two properties) of 93 m2 built, with 2 bedrooms, 2 bathrooms and a well-sized patio to enjoy the sunshine and summer nights with loved ones.

Both houses are to be sold together at €1.3 million or another possibility is to buy the large Moorish house separately at €1.15 million. Bought in the 1970s, the main house was basically a Corrala, split into many independent apartments. The house underwent a complete renovation for use as a family home, in the process revealing and maintaining its original wooden beams, marble columns from Sierra Elvira and original cobblestones in the courtyard. On the upper floors the different apartments still remain and a number of options exist. They could be rented out separately, further integrated or could be used as guest / family areas which allow for a great amount of privacy.

The current layout of the two houses lends itself to use as a tourism business, with the main house being used for guest accommodation while the second house would make very pleasant and completely independent owner accommodation, or could be used as further guest accommodation if preferred. In fact, at one point, the owners ran the main house as a hostel for about 4 years and, in 2008, it was voted best hostel in Granada by Hostelworld. It still has existing licences in place for 8 touristic apartments as well as a licence for a shop on the ground floor, with its own private entrance and street access. It could indeed make a great business investment or a luxury family home.

The accommodation consists of the following:

Main house: (480 m2 built on a plot of 245 m2)

The main house is laid out over three floors. Although it has many extra rooms that could be used as bedrooms (perhaps a total of 14), it very comfortably has 8 bedrooms and 8 bathrooms as well as several storage areas, living rooms, kitchens as well as a large downstairs shop or storage room with its own WC. In terms of exterior spaces, it has on the ground floor in its centre a large, open, typically Moorish-style patio as well as another interior patio with a jacuzzi, on the first floor a roof terrace which has access from one of the apartments, and on the second floor a large terrace space in the shape of a U with Alhambra views, as well as another roof terrace one level up, also with views of the Alhambra.

The main house has central heating via gas, something which is a great luxury in this part of the Albayzin. Additionally, there are three chimney exits in the house where fireplaces could be reinstalled. The top floor has air conditioning and heating units in most rooms except the kitchen.

The house has beautiful, authentic wooden beam ceilings and many other features and finishings typical of the Moorish, Andaluz style. It is sold unfurnished.

Second, neighbouring house: (93 m2 built on a plot of 98 m2)

Coming in through its own separate entrance, one is met by a spacious front patio with seating area to the left and lots of space to create a welcoming, potted garden. The house is set out on two floors. On the ground floor is an ample, open-plan living / dining room, a newly renovated and fully equipped kitchen which leads through to a pantry and laundry room, and a bathroom with shower and bath.

Going up the stairs, one is greeted by a second living room or work / study space, with a built-in air conditioner and heating unit (aire acondicionado con bomba de calor). Leading off from this room are 2 double bedrooms, one with a built-in wardrobe, and a renovated family bathroom with a lovely, new modern shower.

The house has electric radiators installed on both floors as well as windows with double glazing.

The properties are found in the middle Albayzin, just 5 minutes walk from both Plaza Nueva and the Mirador de San Nicolás, and only 2 minutes from the bus stop.
